Federal Fair Housing Act
The Fair Housing Act (42 U.S.C. § 3604) prohibits discrimination in the sale, rental, and financing of housing based on race, color, national origin, religion, sex, familial status, and disability. These protections apply to all aspects of a real estate transaction, including advertising, showing, negotiating, and closing.
Illinois Human Rights Act
The Illinois Human Rights Act (775 ILCS 5/) extends fair housing protections beyond the federal baseline. In Illinois, it is also unlawful to discriminate in housing based on ancestry, age, order of protection status, marital status, physical or mental disability, military status, sexual orientation, and pregnancy.
